November 10th 2015: Buying a property at Auction. Scary? A little. Do-able? Definitely! With the right person guiding you through, that is.

You’ve all seen “Homes Under the Hammer” and heard the stories of ordinary folk dipping their toe into the world of “buy-to-let” and property development, as well as those seemingly very brave people buying a property at auction with a view to making it their next home. Perhaps you’ve wondered whether it’s something you could do yourself at some stage?

November 17th 2015: Getting your ducks in a row before buying at auction

As I write this blog, the Edward Mellor Auction Catalogue should be going online packed with details of the lots that will be going under the hammer on 8th December. That leaves exactly three weeks to get your ducks in a row so that come the auction day, your only focus is bidding confidently on your chosen property – and no last-minute panicking.

December 7th 2015: Getting your skates on if you've been thinking of buying at Auction

As the countdown to Christmas begins, and 2016 comes hurtling towards us, I, for one, can’t help but look back on this year and reflect on the great plans I had….but never quite got round to! Like the gym I was going to join….We all start a new year full of good intentions, motivated and with fire in our bellies about the goals we’ve got. If buying an investment property in 2015 was top of your list, chances are you attended your first auction to get a feel for how it all works.!

January 18th 2016: Now's the time to swerve the stamp duty hike

Usually our first week of the New Year is a bit of a slow burner, with people taking their time to get back in the swing of things and start thinking about property again. From the moment we reopened on the 4th January, we have been inundated with frantic property buyers desperately trying to find their next purchase(s). We are receiving offers on houses within MINUTES of them going live on our website and our valuers can’t book them into the auction quickly enough.

Sue Clear, Property Compliance Executive, LME Move

November 2015: Rental property compliance facts - it takes more than just a gas safety certificate!

We all know about annual gas safety certificate requirements for residential rental properties. However, you may (or may not) be suprised to learn that (reputable letting agents/professional landlords like your goodselves aside of course!) there are still a great many who are unaware or are turning a blind eye to the other compliance responsibilities also legally required of them. For the next few months I will be looking at some of the most commonly ignored rental property compliance aspects which threaten tenants' safety and in some cases also threaten landlords' literal and financial freedoms as well.

December 2015: Avoid a £3000 fine - get set for Right To Rent!

This month I'm focusing on the looming Right To Rent checks that from the 1st February 2016 ALL landlords (or letting agents acting on their behalf) are required to make on ALL tenants commencing a new rental contract. We're also launching a new administrative function to help!

January 2016: Deregulation Act Dangers!

Happy New Year and welcome back to what I sense promises to be another full on year for the Lettings and wider property sector. This month I thought I'd highlight several of the problems landlord's can run into that are linked to the recently passed Deregulation Act, and how to best protect yourself from potential trouble ahead.

Carrie Frais, Head of Marketing & PR, Lucas Fox

November 17th 2015: New developments for a new era in Spanish property

This year Lucas Fox celebrated 10 years in business. It has been a decade during which the company has witnessed huge changes in the Spanish property market. When Lucas Fox was launched in 2005, the market in Spain was approaching its peak but as we all know, there ensued an almighty crash from midway through 2007 to around midway through 2014 where prices began to level out.

December 9th 2015: Feeling positive - British buyers in Spain on the rise

We’re ending 2015 on an upbeat note with the news that sales of Spanish homes to both overseas and local buyers have risen significantly compared to 2014. Latest figures from both Lucas Fox’s

in-house data and Colegio de Registradores show a substantial increase in the number of transactions to Spanish and foreign investors, particularly by the British.

January 18th 2016: Where would we invest a million Euros in Spain?

We think 2016 is going to be a very interesting year for the Spanish property market. The recovery is now well underway and gaining momentum, unemployment continues to fall and the economy is set to be the fastest growing of the "Big Four" euro economies over the next two years, according to the International Monetary Fund.

Adam Kingswood, Branch Manager, Leaders Nottingham

November 20th 2015: Capturing interest from tenants & buyers in Winter months

Adam Kingswood, residential property agent at Leaders in Nottingham, explains that capturing the attention of buyers or tenants and showing your home at its best is key to a successful sale or let – but this can be more challenging in the cold, wet and dark winter months. Here's his top 5 tips for success.

December 7th 2015: Autumn statement thoughts

A healthy private rental sector is absolutely essential to the housing market, for those who either cannot or do not wish to buy. The plan in the Autumn statement to increase stamp duty by 3 per cent on the purchase of buy-to-let properties announced is disappointing, given the importance of privately rented property to this county’s housing needs, however I do not foresee it having a substantial impact.

Ben Bambrough, Managing Director, bB Design House

December 7th 2015: Empty properties lack soul...and sales

This month I focus on the increasing popularity of home staging and more specifically how it can benefit developers, agents and investors. There is not one property in the world that would not benefit from home staging. It is only now a realisation because this fact has been proven, simply by the reflection of the sales and marketing information we have coupled with the increasing popularity in home staging.
