November 10th 2015: Buying a property at Auction. Scary? A little. Do-able? Definitely! With the right person guiding you through, that is.
You’ve all seen “Homes Under the Hammer” and heard the stories of ordinary folk dipping their toe into the world of “buy-to-let” and property development, as well as those seemingly very brave people buying a property at auction with a view to making it their next home. Perhaps you’ve wondered whether it’s something you could do yourself at some stage?
As I write this blog, the Edward Mellor Auction Catalogue should be going online packed with details of the lots that will be going under the hammer on 8th December. That leaves exactly three weeks to get your ducks in a row so that come the auction day, your only focus is bidding confidently on your chosen property – and no last-minute panicking.
November 2015: Rental property compliance facts - it takes more than just a gas safety certificate!
We all know about annual gas safety certificate requirements for residential rental properties. However, you may (or may not) be suprised to learn that (reputable letting agents/professional landlords like your goodselves aside of course!) there are still a great many who are unaware or are turning a blind eye to the other compliance responsibilities also legally required of them. For the next few months I will be looking at some of the most commonly ignored rental property compliance aspects which threaten tenants' safety and in some cases also threaten landlords' literal and financial freedoms as well.
This month I'm focusing on the looming Right To Rent checks that from the 1st February 2016 ALL landlords (or letting agents acting on their behalf) are required to make on ALL tenants commencing a new rental contract. We're also launching a new administrative function to help!
Happy New Year and welcome back to what I sense promises to be another full on year for the Lettings and wider property sector. This month I thought I'd highlight several of the problems landlord's can run into that are linked to the recently passed Deregulation Act, and how to best protect yourself from potential trouble ahead.
November 17th 2015: New developments for a new era in Spanish property
This year Lucas Fox celebrated 10 years in business. It has been a decade during which the company has witnessed huge changes in the Spanish property market. When Lucas Fox was launched in 2005, the market in Spain was approaching its peak but as we all know, there ensued an almighty crash from midway through 2007 to around midway through 2014 where prices began to level out.
We’re ending 2015 on an upbeat note with the news that sales of Spanish homes to both overseas and local buyers have risen significantly compared to 2014. Latest figures from both Lucas Fox’s
in-house data and Colegio de Registradores www.registradores.org show a substantial increase in the number of transactions to Spanish and foreign investors, particularly by the British.
We think 2016 is going to be a very interesting year for the Spanish property market. The recovery is now well underway and gaining momentum, unemployment continues to fall and the economy is set to be the fastest growing of the "Big Four" euro economies over the next two years, according to the International Monetary Fund.
